Is The 87 a part of the University of Notre Dame?

The 87 is a privately owned and professionally managed community. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own, and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The 87 has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The 87 pays a flat rate that includes:

  • Furnishings
  • In-unit laundry
  • High-speed Wi-Fi
  • Community features

What size are the apartments?

The spacious accommodations at The 87 include Studio, 1, 2 and 4 bedroom apartments and townhomes, with a single bedroom and private bathroom for each resident.

Are the apartments furnished?

Yes, all residences at The 87 have a furniture package that includes a queen-size bed (studios have full-sized beds), desk and chair and dresser in each bedroom. The living area includes a sofa, chair, coffee table, entertainment stand and dining table and chairs or barstools. To see a sample of the furniture and other finishes, please visit our model home.

When do the contracts start and end?

The standard terms are August 16, 2027 to July 29, 2028 and August 18, 2028 to July 22, 2029, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The 87 offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The 87?

Your living costs at The 87 can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The 87. Normal payment deadlines will continue to apply.

Is The 87 open to non-students?

Nearly all the residents at The 87 are students at the University of Notre Dame and the per-person contracts are also designed with students in mind. The 87 is an Equal Opportunity housing provider and welcomes applications from non-students and residents with children, at no extra cost other than regular charges for each bedroom space selected by the resident. To match roommates in shared apartments with college students, roommate consent is required for any occupant who is not a college student.

What kind of safety and security are provided?

The 87 has a monitored fire-sprinkler system, along with electronic locks for building access plus individually hard locking bedroom doors. Community courtesy patrols are provided at select times. Management staff can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The 87 is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are always welcome, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The 87?

The 87 offers plenty of surface and garage parking on-site for an additional cost. The 4-bedroom Victory Way Townhome also includes a garage parking space.

What other transportation options will I have?

The 87 is conveniently located less than a mile from the University of Notre Dame campus, making it easy to walk, bike or drive to class, and just a half-mile from football and basketball games. The 87 is also within walking distance of public transportation, with a bus stop just steps from the front door.
